Loft conversions

A new floor that feels like part of the house, not a box on top of it.

Our approach

Most lofts fail on the staircase. Get it wrong and you lose a bedroom below and arrive in the new room at its lowest point. Get it right and the whole house gains a floor that flows.

Colin draws the stair first, then the roof around it. Dormer, Velux or mansard, we handle structural design, Building Control, party wall notices and the plumbing and electrics for the en-suite that almost everyone wants.

Most recent: a loft that doesn't feel like a loft, for a client in Forest Hill.

How a loft project runs

01
Call, then survey
Twenty minutes on the phone about the house and the budget. If it's a fit, we come and measure, listen and price properly.
Week 0
02
Design
Plan, elevations and a materials board. We iterate until it feels right, then fix the price.
Weeks 1–4
03
Build
One crew, one foreman, weekly photo updates. Plumbing and electrics done in-house.
8–12 weeks on site
04
Aftercare
A snagging visit at six weeks, and we come back for anything on the list.

“We'd had three builders round. Colin was the only one who asked what we wanted the room to feel like before he asked about budget.”
